In 2004 Trammel Crow Company (Property Managers) and Microsoft met to discuss ways of cutting water expenses. Water restrictions were limiting irrigation, harming the plants. Mitch Phillips, owner of AllScape, was brought in to offer a solution.

Solution:
A well was sunk on the Microsoft property that was able to eliminate ground watering and irrigation reliance on the Charlotte Mecklenburg water system.

Investment in Irrigation Well Pays off Big Time for Microsoft. Charlotte location saves $33,000 dollars each year.

Challenge:
In 2004, Trammell Crow, the Property Management company for Microsoft Corporation (in Charlotte, NC) took a hard look at what their client was paying annually for landscape irrigation. Dry periods beginning in 2000 and again in 2004 were driving up water costs. Bills were running over $2800 per month, or in excess of $33,000 annually. They would no doubt continue to increase. What could be done to control escalating costs and reduce expenses?

Solution:
Paul O'Conner, Operations Manager at Trammel Crow, initially considered using the storm water pond as a source for landscape irrigation . Mitch Phillips, President of AllScape, Microsoft's landscaping contractor, suggested that the pond would potentially run dry in just four days. “They were going down the right path, but didn’t know how to do it,” Mitch recalls. “The idea of drilling a well and directly feeding the irrigation system seemed to a more effective alternative.”

Results:
AllScape drilled the well in 2005 at a cost of $54,480. It enabled the company to stop drawing irrigation water off the Charlotte Mecklenburg system. A complete R.O.I. on the investment was realized in just 1.5 years. It continues to save over $33,000 annually. One unexpected benefit was realized when construction was done to the building which been considered, as water restrictions were in place and the sod would have died.
